WAYNESBORO, PA - January 26, 2010 - The Cliff House residents, a
development founded by Joe Biden, Sr., reacts to recent court and
criminal allegations against Brite Realty Services.

The residents of The Cliff House are not happy with the way their
management company, Brite Realty Services, an Exton-based realty
management company, have handled their property. Their reaction to
recent revelations by other associations handled by Brite, along with
recent court and police procedures has Cliff House residents rattled.

The Cliff House Condominiums in Wilmington, DE were originally
developed by Joseph Biden, Sr. The units sold well and Biden later
left the council after the development was complete and qualified
successors were chosen. Since Brite Realty Services took over, the
residents of Cliff House have been dismayed by the management
company's tactics, as have other properties managed by Brite Realty,
such as The Dorset Condominiums, whose tenants received news they
would be refunded $40,000 from the over collection of condo fees
collected by Brite Realty from Board Member Ed Gordon at the public
monthly condo meeting on Monday, January 18th, 2010.

The residents of Cliff House are left questioning recent debts
incurred regarding their property, exorbitant fees assessed by Brite
Realty over the past several years, and tactics that have required
both the police and courts to get involved.

In 2002, Sidney Chudnofsky became treasurer of the condo association's
council and negotiated a loan for $300,000 from Wilmington-based bank
WSFS for a balcony and some incidentals. His daughter, Heidi Mitchell,
was a WSFS Bank Branch Manager then, as highlighted in his resume. The
loan has since ballooned to $690,000.

Police were even called to Cliff House when current member Leopold
Mancuso was accused of forced entry and verbal assault in 2005 of an
elderly widow who questioned the Board's tactics. The courts were
additionally involved in 2008 when Board members antics escalated
(2005: 32-05066531 Trader, E-2008: 32-98929865 Dixon, S.) Scott
Wilcox, the attorney for a recent plaintiff in Delaware in the above
mentioned court case maintained that the Council has tacitly admitted
failure to follow its own budgetary requirements and refuses to state
in writing that it will follow them in the future during the
proceedings. Financials released at that hearing show that the Council
has overcharged condominium owners over $85,000 in utility assessments
since 2001.
